Wondering what to expect when a Domestic Energy Assessor visits your property? Here is a step-by-step walkthrough of the EPC assessment process from start to finish.
Before the Visit
When you book your EPC, we will ask for some basic property details such as the address, property type, and approximate size. We will also let you know what documentary evidence to have ready, such as boiler installation certificates, FENSA certificates for window replacements, and any records of insulation work.
The On-Site Assessment
The assessor will visit your property and carry out a thorough inspection. This typically takes between 30 and 60 minutes depending on the size and complexity of the property. The assessor will examine and record details about the property's age and construction type, wall type and insulation (cavity, solid, or timber frame), roof and loft insulation levels, window glazing type and age, the main heating system and controls, hot water system, lighting types throughout the property, and any renewable energy installations such as solar panels.
The assessor will take photographs as evidence to support the data entered into the calculation software. This is an evidence-based process — the assessor can only record what they can verify through observation or documentation.
After the Visit
Back at the office, the assessor enters all the collected data into government-approved RdSAP software. The software calculates the property's energy efficiency rating and generates the certificate. The completed EPC is then lodged on the national EPC Register, and you receive a copy — usually within 24 to 48 hours of the visit.
Tips for Getting the Best Rating
Have all relevant documentation ready for the assessor. If you have had insulation installed but there is no visible evidence, the assessor cannot include it without proof. FENSA certificates for windows, boiler installation records, and building control completion certificates for any works carried out are all valuable pieces of evidence.
